NIXSOL

Data centre platform · Singapore · Europe

Powered land,
built and held.

NIXSOL develops, builds, owns and operates data centres in Europe. We secure the scarcest input in digital infrastructure, grid capacity with planning consent behind it, and turn it into facilities that hyperscale and wholesale operators run for decades.

  • Develop

  • Own

Who we are

A platform that keeps what it develops

NIXSOL is a data centre platform that develops, builds, owns and operates. We are led from Singapore and build in Europe, starting in Poland.

We secure land positions, win grid capacity and consents, and take each site to Ready-to-Build. Most developers sell at that point. We stay invested: we build on the site, lease it and hold it through construction and operation, alongside institutional partners who fund construction with us.

The parent company sits in Singapore, with the board, the capital and the treasury. A European holding company in the Netherlands owns the assets, and a local team in Poland does the grid, planning and land work.

NIXSOL was established in 2026 and is in its development phase.

Vision and mission

Vision

Powered land, built and held. NIXSOL exists to turn Europe's scarcest infrastructure input, grid capacity with planning consent behind it, into data centres that hyperscale and wholesale operators run for decades. We build what we develop, and we keep a share of it.

Mission

We take sites to clean Ready-to-Build: full title to the land, a signed grid connection agreement and permits in hand. Then we build, own and operate them alongside asset investors and their lenders, on a platform built to outlast any single site.

What we do

From option to operation

Our model covers the full life of a data centre. Today our work is development. The building and operating functions are being put in place ahead of our first facilities.

Option to Ready-to-Build

Develop

We originate sites and take them to clean Ready-to-Build.

  • Site origination and land control
  • Zoning and local planning
  • Grid connection: application, conditions and agreement
  • High-voltage line and substation concept
  • Environmental decisions and building permits
  • Design basis and Ready-to-Build certification

Ready-to-Build to energisation

Build

We deliver finished data halls under fixed-price, date-certain contracts.

  • Employer's requirements and owner's engineering
  • Construction contracting and cost control
  • Long-lead equipment: transformers, switchgear, generators
  • Phased halls of 4 to 8 MW
  • Commissioning and energisation

Operation and beyond

Own and operate

We hold what we build and run it to the standard a long lease demands.

  • Anchor leases with hyperscale and wholesale operators
  • Critical-facilities operations and maintenance
  • Asset management for co-investors and lenders
  • Energy, water and heat-reuse reporting

How a site becomes a data centre

A data centre is won or lost in six places before construction starts

Each of the six is a discipline in its own right. We run them together, ordered around the next grid milestone.

  1. Land and zoning

Clean title, zoned for industry, with access.

  2. Grid connection

Firm megawatts with a dated energisation.

  3. Line and HV works

Route, substation bay and rights of way.

  4. Permits

The environmental decision, then the building permit.

  5. Design basis

Energy performance, rack density and specification.

  6. Offtake and financing

An anchor tenant, an asset investor and lenders.

Milestone

Ready-to-Build

Full title to the land, a signed grid connection agreement and permits in hand, certified independently.

Then

Build and energise

Enabling works, shell and core, white space. Fixed price, date certain.

Then

Own and operate

Let to an anchor tenant and held through operation and beyond.

What we build

Finished data halls, sized to be phased

Our default product is shell and core with white space: a finished data hall with switchgear, uninterruptible power, generators, cooling and containment, leased to an anchor tenant who brings its own servers.

  3. Data halls4 to 8 MW of IT load each, designed for subdivision.
  4. Cooling plantDesign stays in our hands, and with it the energy performance.
  5. Standby generationSized to the tenant's resilience requirement.
  6. FibreDiverse entries on separate routes.
  7. Future phaseCapital, capacity and grid draw are added in steps.
  8. Secured perimeterGatehouse, fencing and controlled access.

By exception

Powered shell

A building and power at the boundary. The tenant designs and installs everything inside. For operators that bring their own reference design and a long lease.

Platform and governance

Singapore capital, European assets, one ownership chain

Investors come in at the top, in Singapore. Each asset sits in its own project company, so risk stays contained site by site.

Singapore

Parent company

Shareholders, board, treasury and capital. Strategy is decided here.

Netherlands

European holding company

Owns each project company and holds the group's European contracts.

Local market

Project companies

One per site, ring-fenced. Each holds its land, grid position and consents, and in time the building.

Poland

Development company

Employs the local team that does the grid, planning, land and municipal work.

Governance framework

NIXSOL is set up to be governed to institutional standard from its first investment round.

Board

  • Executive founders, a non-executive chairman and an independent director
  • A seat for the platform's lead investor
  • Meets in Singapore, where strategy is decided

Committees

  • Audit and Risk
  • Investment
  • Remuneration and Nomination, and Health, Safety, Environment and ESG, as the platform grows

Controls and policies

  • A written delegation of authority, with two signatures on every material payment
  • Related-party matters decided by the board, with interested directors withdrawn
  • Code of conduct and anti-bribery, conflicts of interest, whistleblowing and data protection

Responsible development

Designed in, not retrofitted

Safety, environmental performance and energy reporting are settled at concept stage, because they cannot be added at Ready-to-Build.

  • Energy performance

Electrical and cooling design stay in our hands, because the efficiency a building is judged on is set on the drawing board.

  • Water and heat

Energy, water and heat-reuse choices are fixed at design freeze and reported each year under the EU Energy Efficiency Directive.

  • Safety

Contractor and staff safety is overseen at board level before the first works begin on any site.

  • Community

Planning, land access and municipal relationships are handled by people who live in the market.

Team

Small, senior, accountable

Two founders run the platform day to day. They are backed by a chairman, an independent director, two senior advisers and four specialists in grid, land and permitting and in data centre delivery.
